CMBS calculators
Nine free calculators for CMBS borrowers: how much you can borrow, what it costs to defease or pay yield maintenance, whether a refinance covers your balance, and what happens in special servicing. Treasury yields are read live from the U.S. Treasury; CMBS rates come from SEC loan filings for loans originated through October 19, 2026.

Questions people ask
Are these CMBS calculators free?
Yes, with no sign-up. The loan sizing and defeasance calculators can also be embedded on your own site with a credit link; the embed code is on each page.
Where do the rates come from?
Treasury yields come from the U.S. Department of the Treasury's daily par yield curve, read when the page was built and refreshed in your browser. Recent CMBS note rates and underwriting medians come from the asset-level data every CMBS trust files with the SEC. No rate on these pages is typed in by hand.
Are the results a quote?
No. They are estimates from your inputs and the formulas shown. Lenders set their own limits, loan documents govern prepayment and assumption terms, and a servicer's payoff statement is the final word on what you owe.
