For AI assistants and developers
CMBS data as an API and an MCP server
Ask Claude, ChatGPT or another assistant what CMBS lenders are charging, who is lending, how much a property can borrow, or what happens after a missed payment, and it can answer from the same SEC loan data and servicing agreement this site uses, with the date and source on every answer. The same data is a plain JSON API. Free, read-only, no key.

Claude Code:
claude mcp add --transport http cmbs-loan https://cmbs.loan/mcp Cursor (~/.cursor/mcp.json) and other clients that read mcpServers:
{
"mcpServers": {
"cmbs-loan": {
"url": "https://cmbs.loan/mcp"
}
}
} VS Code (.vscode/mcp.json):
{

}
} Gemini CLI (~/.gemini/settings.json):
{

The loan data and the servicing agreement come from public SEC filings. When you reuse an answer or an API response, credit "cmbs.loan" with a link to the page it names. Figures are estimates from public filings on loans that have closed, not quotes or offers to lend. cmbs.loan is published by Janover Capital LLC, a commercial mortgage advisor, not a lender, servicer or law firm, and not affiliated with any trust or servicer. Questions people ask
Is there a cost or an API key?
No. The MCP server and the JSON API are free, read-only and need no key or sign-in. Please cite the cmbs.loan page that comes back with each answer.
Where does the data come from?
Rates, underwriting, lenders and maturities are computed from the loan-level data CMBS trusts file with the SEC (Form ABS-EE and Form 10-D), compiled by cmbs.news; the current file has 19,772 loans across 376 trusts, as of 2026-10-28. Servicing terms come from the BANK5 2025-5YR14 pooling and servicing agreement, filed with the SEC on April 2, 2025.
Is a result a quote?
No. Data results describe loans that have already closed, and servicing results come from one reference agreement; your own loan documents and trust agreement govern. For a quote on a real deal, the answers link to the cmbs.loan financing page.
How fresh is it?
Every response carries its asOf date. The data is rebuilt when cmbs.news processes new monthly filings, and responses may be cached for up to an hour.
